"How much will it cost?" is the first question most people ask, and the honest answer is that it depends — but it depends on a small number of things you can understand and control. This guide explains what drives the price of an interior repaint in Brisbane so you can compare quotes with confidence.
The five factors that set the price
1. Area to be painted
Painters estimate on wall and ceiling area, not floor area. High ceilings, stairwells and open-plan spaces add surface area quickly. A 3-bedroom apartment and a 3-bedroom Queenslander with 3.2 m ceilings can differ by 30–40% in paintable area.
2. Condition of the surfaces
Preparation is usually the biggest variable. Walls with hairline cracks, picture-hook holes, peeling paint, water stains or nicotine staining need filling, sanding, sealing and often an extra coat. Preparation can represent a third or more of the labour on an older home.
3. Colour change
Going from a dark colour to a light one, or applying a strong feature colour, typically requires a tinted undercoat plus two top coats instead of two coats straight over the existing colour.
4. Scope: walls only or everything?
"Walls only" is the cheapest option. Adding ceilings, then trims, doors, windows and built-in cabinetry each adds labour — trims and doors are time-consuming because they are cut in by brush in enamel or semi-gloss.
5. Access and occupancy
A vacant property is faster to paint than a furnished, occupied one where furniture is moved and covered room by room. Apartment buildings with lift bookings and limited parking also add time.
Why quotes vary so much
Two quotes for the same house can differ by thousands of dollars. The usual reasons are: a different scope (one includes ceilings and trims, one does not), different numbers of coats, different product grades, or different amounts of preparation. Always compare the written scope, not just the total.
How to compare quotes fairly
- Check the scope lists the same surfaces (walls, ceilings, trims, doors, windows).
- Confirm the number of coats and whether an undercoat is included.
- Ask which paint products will be used — premium acrylics last longer and wash better.
- Ask how preparation is handled and whether repairs are included.
- Check for QBCC licensing and insurance.
- Ask about the guarantee.
